"Buyers average a 5% Savings when represented by a
Buyer's Agent rather than a Sales Agent."
---Money Magazine
According to a 1983 Federal Trade Commision study,
most buyers fail to understand that the agent who shows them homes is actually
working on the seller's side.
According to Alice and Denise Fields, authors of
Your New Home, the buyer's best
protection is to hire a buyer's agent.
"A real estate broker doesn't work for you, but for
the seller. If you want someone on your side, get a Buyer's Agent."
---Reader's Digest
"Anyone buying real estate should use a Buyer
Agent."
---AARP
"Find an agent that works for you. Most work for the
seller, so be careful what you say. Your best
shot.
You'll get the surest representation from
an exclusive buyer's broker."
---Kiplinger's Personal Finance 4/96
"Buyer brokers will better represent the interests
of buyers than will sub-agents. They are more likely, for example, to negotiate
a lower sales price on a house."
---American Association of Retired Persons
---NBC Today Show 3/8/96 Bryant Gumble, host,
and "Smart Money's" Jean Chatzky.
Gumbel: OK, exclusive
buyer agent.
Ms. Chatzky: This
is a new wrinkle. And if you have your druthers, if you have a choice, this
is the way that you want to go. The problem is that there are only 3000 of
them across the country. They work just for the buyers. They never take a
listing, so they don't have the sort of conflict of interest on the other
side of the deal.
Gumble: Why are
there so few of them?
Ms. Chatzky:
There are so few because giving up the listing
income is a big sacrifice. So people have to be assured that they have a
good, strong client base before they are willing to make this move.
Comments from Relocation Coordinators about
Exclusive
Buyer Representation*
"It is definitely in the agency's and employee's best
interest to seek out and use a Buyer's Agent who will exclusively represent
the buyer when purchasing or renting a home..............."
Tex Mowery, Technical Officer, F.A.A. Office of Accounting, Travel
Relocation Systems Division, Washington, DC.
"It gives you, the employer, and those you represent
the best possible service in relocation services for buying a residence in
a given location. The Buyer Broker/Agent concept will save the agency and
the employee time and money in purchasing a home. I would recommend that
all DOT Relocation Coordinators take the Buyer Agent Certification Course
so that they will be better informed as to what Buyer Agency can provide
for your agency and it's employees. Thanks for giving us the opportunity
to learn from you............."
James V. Abate, Regional Coordinator, D.O.T., U.S.C.G. Civilian
Personnel, N.Y., New York.
"Buyer's Agency is a good program. It's about time
someone looked out for the home buyer. Congratulations on finding a way to
assist a person in making such a large investment that can affect them long
term............."
Kathleen L. Vincent, Commanding Officer, U.S.C.G., Yorktown, VA.
"From a Relocation Man's point of view, the course
thoroughly explains the companies services and the benefits of using Buyer
Agents. From this course and the excitement I saw from the other attendees
I'm even more convinced that Buyer Agency is on the right
track............."
Mike Pierson, U.S.C.G., Mobile, AL
"The course is a well thought out business approach
to the concept of Buyer Brokerage. I wish I had used a Buyer's Broker when
I had bought my home.............."
Patrick Poire, Commander, First Coast Guard District, Boston,
MA.
" I would recommend the course to corporate/government
employees dealing in relocation. This invaluable information would reduce
the stress/frustration level of a relocation. It would reduce expenses home
buyers are paying in junk fees which are not reimburseable by the government.
Most of all it makes for a smart home buyer. Makes me want to go out and
buy a new house................"
Blanca Sloan, Federal Highway Administration, Washington,
DC.
"I believe the Buyer's Broker approach to the purchase
of real estate would provide a great benefit and advice to our employees
who are relocating. On a personal level, when I buy a home, I am going to
use a Buyer Broker. I firmly believe every buyer should have the opportunity
of using your service. In addition, all our transferees who have used your
service have had nothing but good things to say. Keep up the good
work.................."
Jeb Kreischer, D.O.T. Federal Highway Administration, Washington,
DC.
"I know 100% more than I did before the course about
"how to" purchase a home. It will inform those involved with advising persons
interested in buying a home how to work with the right people to get the
best deal they can, i.e. save money and a good home............."
William M. MacDhubhain, Commander, Ninth Coast Guard District, Cleveland,
OH
"The course provided sufficient information that I
can approach potential home purchasers with data to alert them - they will
be at risk if not having a Buyer's Agent..............."
Lois A. Bell, Commandant U.S.C.G. Headquarters, Washington,
DC.
"Thanks for the time, effort, and energy. Much ambiguity
in my understanding was resolved. Excellent Course..............."
Mark Meza, Chief Benefits Officer, U.S.C.G. Civilian Personnel,
Washington, DC
"This service will make a much easier transition for
relocating employees.............."
Ann Branch, Personnel Management Specialist, Federal Transit
Administration, Washington, D.C.
"Buyer Agency provides an alternative to the transferee
which is in his/her very best interest as a buyer................"
Richard Lee, Commander, Coast Guard Island, Alameda,
California
"Buyer agency gives the opportunity to offer our
transferees an absolute agent in your transferees best interest. Moving is
already a very stressful event and your transferees could be very easily
mislead without the proper representation.............."
Frances E. Love, Traffic Management Specialists, Federal Aviation
Administration, Oklahoma City, Oklahoma
"I never understood the importance of the buyer's agent
program. I see now that it can be a valuable asset to our employees, saving
time and money.............."
Sherry Angeley, Traffic Manager Federal Aviation, Southwest Region,
Fort Worth, Texas
"The 'Real Estate' industry is currently encountering
some drastic changes. Consumers are becoming more and more knowledgeable
about the home buying process, thus creating a 'NEED' for representation
of the buyer's interest. Buyer's Agent has VISION! About time... After reviewing
our services at the Welcome Center in Norfolk, we know that you are an alley
not an enemy. Let's work together on putting dual agency to
rest.............!"
Jeffrey S. Madon, Realty Specialist, The Navy Housing Welcome Center,
Norfolk, Virginia
"It gives a broad overview of the different concepts,
and a direct understanding of the exclusive buyer brokerage concept. I believe
it is an excellent concept.............."
Wanda Ford, The Navy Housing Welcome Center, Norfolk,
Virginia
"There needs to be more education on types of agency.
The world of real estate is changing and you need to be on top of the
market.............."
Dawne C. Brooks, The Navy Housing Welcome Center, Norfolk,
Virginia
